- agreed amount
- payment conditions
- security deposit
3. Security Deposit
The student must provide a security deposit of €200.

Only amounts relating to the following may be deducted from the deposit:
- damage caused by the student
- lost or unreturned keys
- extraordinary cleaning required due to improper use of the accommodation
- other costs directly attributable to the student and duly justified
Loss or non-return of the keys may result in a €20 charge, corresponding to the replacement cost.
4. Cancellation and Early Departure
The financial conditions for cancellation will be those stated in the booking and/or agreement signed by the student.
If the student voluntarily decides to cancel their stay or leave the accommodation before the agreed date, they will not automatically be entitled to a refund for the unused period, unless:
- the parties agree in writing in advance to a refund
This policy does not limit any rights the student may have under applicable law.
5. Responsible Use of the Accommodation
The student must make proper use of the property, room, furniture, appliances and all other facilities.
Any fault, damage or situation that may affect the safety of the accommodation must be reported immediately.
Damage caused by negligence or misuse may be claimed from the responsible student.
6. Cleaning and Maintenance
Cleaning of common areas is the responsibility of all residents.
Each student must:
- keep their room clean
- clean common areas after using them
- wash and put away any utensils used
- dispose of rubbish correctly
- comply with the established cleaning schedule
If failure to comply with these obligations makes it necessary to hire an extraordinary cleaning service, the cost may be charged to the responsible student, provided that the service is actually carried out.
The reference amount is €80 per extraordinary cleaning service, according to the actual cost of the service and justified by the hours used for this purpose.
7. Noise and Shared Living
The accommodation is a shared space and all residents must respect the rest and comfort of others.
Noise must be kept at a moderate level throughout the day.
Between 11:00 pm and 8:00 am, particular care must be taken to respect the rest of residents and neighbours.
Parties, loud music, shouting or other activities that cause disturbance or disrupt peaceful shared living are not permitted.
8. No Smoking
The accommodation is a smoke-free space.
Smoking is not permitted inside bedrooms or any indoor areas of the property.
Smoking is permitted only in expressly designated outdoor areas, such as balconies or terraces, where those areas allow it.
Cigarette butts must be disposed of in the appropriate containers.
9. Alcohol, Drugs and Illegal Substances
The consumption, storage or distribution of drugs or illegal substances inside the accommodation is not permitted.
Any conduct involving illegal substances that may place residents, the property or third parties at risk is also prohibited.
Failure to comply may constitute a serious breach of the agreement and may lead to the measures provided for in the agreement and under applicable law.
10. Personal Belongings
The student is responsible for their personal belongings.
HL Agency will not be responsible for loss, theft or damage to personal belongings, except where legal liability is attributable to the Agency.
Students are advised to keep their personal belongings properly secured.
11. Security and Access
The student must keep doors and windows closed when appropriate and must not provide keys or means of access to unauthorised persons.
The student must provide the mobile number, email address and contact address of their responsible guardian so they can be contacted in the event of an emergency.

- in the event of an emergency
- when an urgent repair is required
- for security reasons
- for maintenance or management of the accommodation, with prior notice whenever reasonably possible
12. Guests and Unauthorised Persons
The room and accommodation are intended for the student named in the booking and agreement.
It is not permitted to accommodate another person, transfer the room, or allow third parties to stay overnight without prior authorisation from HL Agency.
Non-compliance will result in a charge of €50 per unauthorised night and, where serious or repeated, may lead to termination of the agreement in accordance with its terms and applicable law.
13. Faults and Emergencies
Any fault, damage or problem related to the accommodation must be reported immediately to:
HL Agency — Telephone: +356 699 933 584
In the event of an emergency that may endanger the student’s physical safety, the student must immediately contact the relevant emergency services and subsequently inform HL Agency of the situation.
14. Relocation
For reasons of safety, maintenance, availability, operational circumstances or force majeure, HL Agency may relocate the student to other accommodation.
Changes of accommodation are not made for reasons relating solely to coexistence between residents.
Where possible, the alternative accommodation must offer conditions equivalent to or better than those contracted.
15. Breach of the Policies
Failure to comply with these policies may, depending on the seriousness and circumstances of the case, result in:
- a warning
- a requirement to repair or pay for damage caused
- a charge for any extraordinary services actually required
- early termination of the agreement in the event of a serious or repeated breach
Any early termination will be carried out in accordance with the signed agreement and applicable law in Malta.
16. Applicable Law
These policies will apply together with the accommodation agreement signed between the parties and will be subject to the laws in force in Malta.
Where the accommodation is subject to the Short-Let Rented Accommodation regime, HL Agency and/or the relevant operator must comply with the licensing requirements and obligations established by the Malta Tourism Authority.
17. Acceptance
The student declares that they have received, read and understood this General Accommodation Policy and agrees to comply with it throughout their stay.
